Design Guide

Chimneys

Virtually all Suburb houses relied on fireplaces for heating. Most houses were therefore built with chimneys. These were not only functional but their design resulted in characteristic silhouettes to each building or group. Many are large and of substantial construction with multiple flues. There is a tendency to remove redundant fireplaces and, sometimes, to demolish chimneys externally. Except in the case of insignificant stacks which do not form important design features, such demolition is inappropriate. Although Trust Consent is not required for the removal of internal chimney breasts in freehold properties, you are advised that this practice may cause structural problems, particularly where party walls are involved. In the case of listed buildings, Listed Building Consent from Barnet Council is required before internal alterations are carried out. Building Regulations approval will also be required from the Council.
